Resort Rules & Guidelines

1) Have Fun!

2) Show common courtesy and use common sense

3) Site Awareness:

a. Site and unit must adhere to Resort standards of cleanliness and orderliness

b. Any vehicles, boats, trailer, oversized vehicles, etc., which will not fit in your driveway are

 not permitted without prior approval.

c. All site improvements must be approved by Resort Management and meet Resort,

 Pasco County and State guidelines including landscaping, awnings, and any mechanical

 improvements.

d. The Resort reserves the right to require anyone to make improvements on a site or unit

e. Storage buildings must be pre-approved by the Resort Management

f. No vehicle repair, changing oil, etc. allowed anywhere in the R.V. Resort

g. Only umbrella type clotheslines are permitted. Keep clothesline closed when not in use,

do not leave clothes on line overnight, and please contact management for placement of

clothesline. There is a lot of underground wiring, any damage will be the responsibility of

 the occupant

4) Pets: All Pet owners will be required to sign a separate pet rule agreement or be denied

access to the Resort

5) Resort speed limit is 10 miles per hour

6) Quiet Hours: 10:00 p.m. to 8:00 a.m.

7) Guests:

a. Guests are welcome, but are the responsibility of the person they are visiting

b. If they exceed the one vehicle per site rule, guests are to park in the parking lot adjacent to

 the clubhouse

8) Pool/Spa:

a. Rules are posted at the pool. Please follow these rules as courtesy to others

b. Guests must be accompanied by residents AT ALL TIMES in order to use the facilities

c. Children in diapers are not allowed in the pool

d. Children under the age of 16 are restricted from hot tub use

9) No one may operate a business from a site, use Forest Lakes Estates RV Resorts address as

 a business address, or solicit, advertise, sell or display any items for sale

10) Only one ‘For Sale’ sign is allowed per unit, no larger than 8 ½ X 11 inches

11) Acceptance of vehicles whose original design was not that of an R.V. will be handled on an

individual basis. Any R.V. unit renting in the park will not be over 10 years old unless it is

 inspected and approved by management

12) Per Florida Statute 513.13, Forest Lake R.V. Resort reserves the right to evict any guest who

 disturbs the peace and comfort of other persons, who causes harm to the physical establishment,

 who fails to pay in a timely manner or who violates parking, pet or general Resort rules

13) In accordance with Florida Statute 386.201 smoking is not permitted in buildings on the Resort,

      including recreation buildings, restrooms, laundry room and offices

14) Garbage pick-up at your site is twice a week. Currently this is on Monday and Thursday. The

     on-site dumpster is for park management and clubhouse functions use only!

15) All first class mail will be forwarded, please leave address stickers at the Resort office when you

      leave

16) Wastewater should be discharged in authorized receptacles only

17) STATE LAW requires that all sewer hoses MUST have a collar (donut) or similar device

18) Please abide by all posted rules, guidelines and facility usage hours

19) NO REFUNDS AFTER ARRIVAL

20) Profane, abusive and/or threatening language or actions directed at guests or Resort staff will

      not be tolerated. Anyone engaging in such an activity will face immediate eviction from the Resort

21) The Resort retains the right to enforce any and all of the rules and guidelines based on the Resort

      Management’s perception of standards. The Resort also retains the right to ask anyone violating

      Any of the above rules and guidelines to vacate the Resort, regardless of previous length of stay

22) No cars will be parked on any other lot other than the lot in which you pay rent. If cars are found

      parked on vacant lots not rented by those residents, towing will be enforced

23) The Resort reserves the right to amend these guidelines at any time



                                                                                PETS

 

Allowing pets in our resort is a privilege afforded to our campers and residence by the

 management of the facility. It is NOT a camper’s/resident’s right to have their pet accompany

them in our resort. Given that, you are expected and required to control your pet’s actions at

 all times, the following rules are in-place and strictly enforced:

 

1. Pets are ONLY allowed on the owner’s campsite / home or within the designated pet walk area.

2. All pets must be leashed or confined at all times. Leashes may not exceed 6’ in length.

3. Pets may not be left unattended at any time.

4. Pets must be well behaved at all times.

5. Pets must be confined inside the owner’s camping unit during designated quiet hours.

6. Pet owners shall pick up after their pets and properly dispose of all pet droppings, both in

 the dog walk area and on their site.

7. Pets that are noisy, vicious, dangerous, disturbing or intimidating to other persons and pets

 that damage park resources are considered to be nuisances and will not be permitted to remain

 in the park.

8. The only pet types allowed in the resort are dogs, domestic house cats & birds. No other pet types

 are allowed within the boundaries of the resort.

 

Pets are specifically excluded from the following areas in the resort:

1.      Within the pool & spa areas

2.      Clubhouse building & surrounding grounds.

3.      Common area surrounding the lake

4.      All resort buildings

5.      Shuffleboard & horseshoe areas

6.      Clubhouse parking area.

7.      Other areas, as designated.

 

For the camper’s / resident’s convenience, a dog walk area has been provided. It is located directly

across the street from the main resort entrance. This is the ONLY dog walk area provided. While

walking the pet from your site to the designated pet walk area, all pets MUST be leashed on a six-foot

 maximum leash and walked on the road. The walked pet is NOT allowed on any other sites in route

 to the dog walk area.

 

Effective immediately, the resort owners & management have adopted a ‘three strikes’ rule.

Upon receipt of a third verified pet complaint within the current camping season (or year if

 a full-time resident), the pet owner will be required to remove the pet from the resort area

 within 24 hours. Written and verbal warnings will be issued to pet owners for the first two offenses.

 All pet owners that refuse to sign this agreement will be denied access to the resort. Any pet owner

 that refuses to remove the offending pet after the third verified complaint will be evicted from the

 resort without any refund of monies.
